Cruden Homes’ sales staff have had a very busy time of it recently. Last weekend, the award winning house builder launched its fourth new development in the east of Scotland in as many weeks with the release of the first four properties for sale at its much anticipated new Manor Wood development in Edinburgh.

Manor Wood is located at Edmonstone off Old Dalkeith Road on the south side of the capital and will comprise 28 properties for sale in a mix of three, four and five-bedroom detached, semi-detached and terraced homes. All the new house styles have been designed exclusively for the location.

The first four homes just released for sale include a Willow five-bedroom detached villa style, an Alder three-bedroom terraced villa style and the Elm and the Birch, both three-bedroom semi-detached villa styles.

The Willow five-bedroom detached villa offers an impressive layout which will suit a larger family. On the ground floor there is a superb open plan kitchen and family area with French doors to the garden. In addition to this excellent space, there is a generous sized living room and dining room. Upstairs there are four well-proportioned bedrooms, two of which have en-suites. There’s also a study/bedroom and a well-appointed family bathroom.

The Alder three-bedroom terraced villa includes a good size living room and well-equipped kitchen and dining area with direct access to the rear garden. Upstairs, there’s the master bedroom with en-suite and a built in wardrobe, along with two further bedrooms and the family bathroom.

The Elm and Birch are both spacious three-bedroom semi-detached family homes, perfect for growing families. They feature comfortable living rooms, well equipped kitchens and dining areas with direct access to the rear garden. Each has a master bedroom with en-suite and two further well-proportioned bedrooms and a family bathroom.

Each new home at Manor Wood benefits from a carefully considered interior specification,  featuring thoughtful design elements and an acute attention to detail that Cruden Homes has become known for over its now seventy-five year heritage.

Included in the specification are features such as a four-burner gas hob with glass splashback, integrated slide out cooker hood, integrated fridge freezer, integrated dishwasher, stylish white sanitary ware, chrome mixer taps and ironmongery, gas central heating, a turfed front garden and a handy external water tap.

Prices of the remaining homes on the first release start from £245,000.

Manor Wood itself is positioned within the grounds of the walled Edmonstone Estate and is bordered by mature trees providing home owners with a lovely environment to start life in their new Cruden home.

The development is located around four miles from Edinburgh city centre and being also only two miles from the Edinburgh City Bypass, is perfectly placed for commuters to the  city and further afield.

The Cameron Toll Shopping Centre and Fort Kinnaird Retail Park are both within easy access of Manor Wood as is Liberton Golf Club, Edinburgh Royal Infirmary and the nearby Craigour Park Primary school.

Hazel Davies, sales and marketing director of Cruden Homes, said: “Manor Wood is the latest in a line of superb new developments from Cruden Homes in the east of Scotland. With it being so close to both to the city centre and the bypass, as well as numerous nearby sporting, leisure and health facilities, Manor Wood offers a very attractive option for homebuyers looking for a well located yet sensibly priced new family home in the capital. ”
