Arts Village, Liverpool

“We found them to be excellent in every aspect on what was a very difficult and complex project and the end result is a credit to all involved.” - John McCall Architects

Project: Arts Village, Liverpool Ropewalks Conservation Area

Employer: The Regenda Group

Procurement Framework: Not applicable

Location: Liverpool

Value: £2.8m

Programme: 78 weeks

Works Description: This regeneration project comprised restoration of historic buildings with new build infills to create a mixed-used development of 22 apartments, one house, 17 artists’ studios, coffee bar, workshops and offices.

Extensive consultation was undertaken with the local community, the end users of the artist’s studios and live/work units, Liverpool City Council Conservation Department, English Heritage and Heritage Lottery.

Following selective demolitions and strip outs, considerable and pain staking restoration of the remaining structures was undertaken using salvaged and restored materials. This included timber king trusses in two of the buildings, metal king trusses in one building and timber roof purlins. Original slate from the roofs was re-used and complimented with reclaimed slate matched to the original, as were all other materials used. In line with English Heritage requirements, pointing to the cleaned and restored brickwork was of ‘restoration’ mortar. Some original structural flooring beams were saved and re-used.

The resulting development is a successful blend of old and new with integrated spaces as well as mixed end users responding  to the needs of social durability and enhancement of the creative industries so closely associated with Liverpool and in particular the Ropewalks area.
